The Agents have been retained by the Vendor on an exclusive basis to seek proposals for the purchase of the Western Canada Single Tenant Portfolio (the “Offering” or the “Portfolio”, with individual assets being referred to as a “Property” or together as the “Properties”). The Offering is comprised of eleven freestanding retail assets across nine properties, totalling approximately 117,281 square feet of gross leasable area, and situated on approximately 500,000 square feet (11.48 acres) of land.

All assets included in the Portfolio are centrally located within frequented retail destinations of Golden, Kitimat and
Terrace in British Columbia, and Lac La Biche, Lloydminster, Brooks and Pincher Creek in Alberta. Additionally, the
assets feature a combination of street-front retail, corner and pad sites with excellent visibility, frontage, ample parking and access to public transit infrastructure. These areas are well-positioned to serve as service centers for the residents of the local and surrounding communities.

  • Portfolio is comprised of long-standing and trusted retailers in their respective markets, with the oldest lease commencement being 1987. As of 2017, the average length of term from original occupancy is 18 years.
  • National tenants on long-term leases account for 100% of the leased square footage in the Portfolio, and eight of the nine leases have contractual rent escalations. Tenants include IGA, Shoppers Drug Mart, A&W, Staples, Tim Hortons, Shell and The Bargain! Shop.
  • All assets included in the Portfolio are centrally located within frequented retail destinations of Golden, Kitimat and Terrace in British Columbia, and Lac La Biche, Lloydminster, Brooks and Pincher Creek in Alberta.
  • Composition of the Portfolio’s nine assets provides investors with diversification across British Columbia and Alberta.

  • The Portfolio is 100% leased to tenants on a long-term, fully-net basis with minimal landlord responsibilities. Contractual rent escalations within these leases will provide investors with certainty of income growth and enhanced returns over their investment horizons.
